Assessment

How long will your roof last?  How much will it cost?

A roof condition assessment will determine the existing components and factors impacting performance to present an effective recommendation for roof management, maintenance, repairs, or replacement as required. 

Condition assessments can be a basic report such as a due diligence review or pre-purchase review strictly for budgetary costing information and reporting.

An assessment can also be intensive including core cut sample removal, laboratory analysis, forensic evaluation, moisture evaluation, field testing for wind uplift resistance, or custom tailored to provide information for specific Client needs or purposes. 

Whichever type of assessment, the report is intended to provide a “snapshot” of the current conditions, and provide recommendations to plan for the next 2-5 years.

 

Expert Witness/Mediation Support

Not every contract is executed to all parties’ satisfaction, and disputes may occur which cannot be resolved between the parties.  A roof consultant can often assist with an unbiased assessment of the project parameters, forensic evaluation and reporting, and provide recommendations for the solutions required.

Expert witness testimony differs from dispute resolution in that the role of the expert is to provide a clear, concise, view of the project parameters for the benefit of the members of the court, who may not have as much experience with roofing or building envelope projects.  A roof consultant provides the legal team with an objective review of the project including opposing documentation, and a technical report offering an opinion.  The technical report itself provides a black and white summary of the conditions observed; including test reports, references, photographs, and other relative data to the project.

 

Design and Contract Administration

From basic repair work, to a full replacement of a roof, the best recommendation possible is to have proper planning and design implemented to ensure all aspects of the required work are accommodated, and that the work is to be completed in accordance with Alberta Building Code and other industry standards including warranty requirements.

This is completed by the preparation of the Bid Documents including specifications, drawings, and a Bid form whereby all pre-qualified contractors can provide an offer based on the same parameters, products, warranty, etc.

Contract Administration involves the execution of the project documentation from a Letter of Intent to Award, preparation and issuance of the Contract, to payment application certification, Change Order management, and close out documentation.  These documents each form part of the final project record.

 

Quality Assurance

Quality Control is always the Contractors responsibility on a roofing project large or small.  Quality Assurance is the responsibility of the Consultant (or Roof Observer) to review and report on the Contractors compliance with the Bid Documents.  Periodic site review is also important in the identification of unforeseen conditions and their resolution with the Designer (or, with the ARCA requirements if the project requires).

Quality Assurance provides a report for each site review documenting the work in progress, conditions impacting the work, and description of work in compliance and work which requires corrective action.
